Seller’s Pre-Listing Inspection
Home sellers can benefit just as much from a home inspection as buyers do. A Seller’s Pre-Listing Inspection is completed before the home is put on the market. During the inspection, we search the home thoroughly for any issues that would come up during a buyer’s inspection, giving the seller the opportunity to be upfront and honest about these issues and even to have them repaired before listing. Sellers who choose to have their homes inspected can better justify asking prices, appear honest and professional to potential buyers, and better prepare their home for a competitive market.
The decision to buy a home, whether it is your very first home, a vacation home, or an investment property, is one of the biggest decisions that people make in their lives. A Buyer’s Inspection protects potential homebuyers by providing them with information about the home’s condition, maintenance needs, and defects before they enter into a real estate transaction. We will thoroughly inspect the home’s visible and safely accessible areas for any issues that may sway your decision to purchase. We will assemble all of the information into a detailed home inspection report, which will be your guiding force when it comes to understanding the property and requesting the repairs you want to see completed before finalizing your deal with the seller or realtor.
After a Buyer’s Inspection, a real estate agent and the seller will work together to address the issues that the buyer requested in the Create Request List (CRL)™. In some situations, a third party perspective may be helpful for ensuring that all agreements between the buyer and seller were met. During a Re-Inspection, which is completed after repairs have been made, buyers will provide us with a list of the home’s changes and we will inspect to make sure that all agreements were met and that repairs are up to standard. This leaves all parties on the same page and prepares the buyer and seller to enter into their transaction with peace of mind.
